Are you in Need of a Clearwater Florida Face Lift?

Since 80 percent of Pinellas County homes were built before 1980, it just makes sense to know what remodeling projects are worth doing.

In Pinellas county, for example, it is hard to find land or an empty lot to build a new home, so in Clearwater, St Petersburg, Dunedin, Safety Harbor to name a few of our local cities you will most likely be purchasing a home or town home that has been renovated or you will be doing the updating.

Do Clearwater Home Improvements Add Value?

Most of you will not be surprised to learn that the home renovations that
Pinellas County Buyers like the most are on the exterior of the home. For example, new siding replacement will return 88% of cost, and a wood deck returns 85% of cost.

Outdoor kitchens have proven popular in our area with luxury waterfront and pool home owners.

The main message here is that before you start remodeling your Clearwater outdoor kitchen, putting in new windows or renovating your home, condo, villa and town home in the Tampa Bay area, it is wise to consider how the projects you choose will be viewed by potential Tampa Bay Home Buyers.

Realize that you may not get much credit for fixing things that are broken and that you need to make your home competitive with the competition – yes, YOUR Tampa Bay neighbors home! If you want more details, then check out The National Association of Realtors’ 2007 Remodeling Cost vs. Value Report

  1. Cyndee – A great reminder to home sellers in Clearwater and anywhere else for that matter. Curb appeal is an important issue to address in appearance when putting a home on the market. It will make the difference in whether potential buyers stop by or drive by.

  2. Cyndee- do you find that many Clearwater home owners are knocking down their homes and building fresh on the same lot? Is that a real estate trend for Clearwater or Tampa Bay?

    Thanks,

    John

  3. Paula – it’s never been truer – especially in a strong buyer’s market like we have now.

John – Pinellas County is the MOST densely populated county in Florida and we are completely “built out” (we have next to no new construction – only a lot her or there or a tear down as you mentioned and reuse of existing land)so you can either buy properties for land value and rebuild/redevelop or remodel an existing property.

Depending on whether you’re in a flood zone or not makes a big difference. If you improve over 50% and you’re in a flood zone you have to “raise the home” to meet current codes – many people still desire a ground floor entrance – not to mention addtional expenses so those are all important things to be aware of before you buy a property.

    Ashley – appreciate your comments.
