Record visitor numbers and strong absorption of gulf-front inventory point to improving conditions for Indian Shores vacation rental investors and short-term rental owners.

INDIAN SHORES, Fla., June 2026 — The Sandbars To Sunsets Team with Future Home Realty has published its June 2026 Indian Shores Gulf-Front Condo Market Report, highlighting strong buyer demand for gulf-front short-term rental properties as tourism in St. Pete-Clearwater exceeded 2023 levels.

The report found a median sale price of $1,035,000, a 14-day median days on market, and a 95% sale-to-original-list-price ratio across May 2026 gulf-front condo closings. The report also noted that nearly 5 million visitors traveled to St. Pete-Clearwater during the spring season, generating record Tourist Development Tax collections and supporting long-term vacation rental demand.

Indian Shores Gulf-Front Condo Market Shows Tight Supply

The report focuses exclusively on gulf-front condominiums. In Indian Shores, gulf-front condominiums are located at even-numbered addresses on Gulf Boulevard and directly front the Gulf of Mexico. Intracoastal condominiums are located at odd-numbered addresses on Gulf Boulevard and face the Intracoastal Waterway.

Only three gulf-front short-term rental condominiums closed during May 2026, but those properties sold quickly. Two new listings entered the market during the month, and 39 active listings remained available as of June 20, 2026. The active median list price was $759,990, creating a $275,010 gap between active median ask and May 2026 median closed price.

Tourism Recovery Supports Vacation Rental Demand

Visit St. Pete-Clearwater reported nearly 5 million spring visitors and a record $36.159 million in Tourist Development Tax collections between February and April 2026. April collections reached $11.4 million, up 14% from the prior year.
