South Beach Condos – Sand Key Florida – Each of the South Beach condo communities  have their own Condo Association and community manager even though some do share ammenities. For example South Beach I and South Beach II share a pool, guard house, security and common area however while they used to be one association – recently they separated. Each of the South Beach condos have undergone major renovations in the last 12 months with updated common areas and updated looks bringing these condos built in the late 70’s and early 80s – don’t let that worry you though – these well built condos have been well maintained and are ideal for full time residents or as second homes. With their stringent 90 day rental policy they are not a community we would recommend for investors or those looking to buy a vacation rental condo

South Beach Condos I & II on Sand Key FL – both are  9 story condominium complex on Sand Key directly on the Gulf of Mexico. South Beach Condo I was the first of four built in 1973 by the US Steel Corporation.  You will love the fact that these two units sit on a large piece of property with tropical tiki huts to enjoy your Gulf of Mexico sunsets. It’s close to everything in Clearwater Beach and within walking distance of the Shoppes of Sand Key and the Jolly Trolley is also available. South Beach condos 1& 2 also share a tropical pool and guest parking area as you enter through the manned gate house. One of the benefits of these condos is that in most units you can see the beach and the bay with their north – south orientation.  There are a limited number of direct gulf front units and these always sell at a premium.  These South beach condos continue to be in our “best buy on Sand Key” category based on our buyer’s feedback.

South Beach Condos III & IV on Sand Key FL – if you went back before the real estate boom in 2004-2007 these condos would always be everyone’s first choices since they were up to almost 10 years newer than South Beach I & II however during the boom many of these condominiums were purchased and completely renovated – most commonly the boxy original kitchen was opened up and many with custom cabinets, granite and more. Also if you go back 5 years the common areas of the building looked like 1970’s 1980s vintage – however, not to worry – all four communities have invested big in modernizing their buildings and common areas – today you wouldn’t guess their age as you walk into updated decor and facilities.  South Beach IV is the only community with facilities to grill so if that’s important to you it’s definitely something you’ll want to keep in mind.

These South Beach Condo communities have limited under building parking which cost extra originally and is still a premium today. All residents get one designated parking spot however some are covered in the parking lot vs under building. You will appreciate the extra storage unit in the garage for things like your beach chairs, umbrellas, etc.  Another big plus is the face that all units have inside utilities – most are sold with the washer and dryer as well. While these condos were built as early as 1973 many have been updated to boast of open kitchens with granite counter tops and tiled floors most commonly. Those that have not been update are typically selling for @$50,000 less.
